Workflow
From site clearance to defect liability
The sequence below is the standard ARN delivery workflow. Stages overlap on fast-track projects, but no stage is skipped.
Survey & site model
Aerial capture, terrain model and existing-condition record. Earthwork volumes measured before they are priced.
Ground investigation
Boreholes and lab testing set the foundation type, excavation support and any anchorage the site needs.
Design coordination
Architectural, structural and MEP drawings reconciled; clashes resolved on paper, not in the slab.
Mobilisation
Site establishment, access, safety plan, procurement schedule and the baseline programme everyone signs.
Substructure
Excavation and support, foundations, waterproofing and basement works, with inspection records per element.
Superstructure
RCC frame or steel erection on a planned formwork cycle; concrete cubes tested against the mix design.
Envelope & services
Roofing, façade, waterproofing and MEP first fix, sequenced so wet trades never chase dry ones.
Finishes & handover
Finishes, testing and commissioning, snag close-out, documentation dossier and the defect liability period.
Controls
How cost, quality and time are actually held
Measured, not estimated
Earthwork, stockpiles and fill are computed from surveyed surfaces. Interim bills are checked against the month's aerial capture, so what is certified matches what is on the ground.
Quality at the point of work
Pour checklists, reinforcement inspection sign-off, cube results and material test certificates are filed per element — the handover dossier is assembled as the building goes up, not afterwards.
One programme, one owner
Survey, geotechnical and construction sit in the same programme with the same site manager accountable. There is no interface where a delay can be handed to somebody else.
